That part of George Street, the one in the photo, still has its charm in its own way. In a way, the leftmost part of the pedestrian walk of the high street (coming from George Street) still has some "life". That part is where shops have mostly survived.
A lot of shops in the area have closed. Witgift is a ghost shopping centre. Even Sainsbury has closed, leaving us residents of that area with only local grocery shopping (Sainsbury's local, tesco, coop, ...) except LIDL on the far end of the high street. I survived lately by home deliveries.
Many new condos have been built (I was in one of them), and many more are under construction.
Unbeatable location for transport: 15 mins to London Bridge or Victoria, and even less from Gatwick.
But I feel that the area is becoming more and more like the Docklands (or similar areas) with lots of residential buildings without anything, IMHO losing the initial charm of a town or borough. And I found it quite depressing.
It is very far away from the experience of my previous places, where (although in Zone 2 of South London) they still retain a high street with many choices.
