Land banking and specifically residual land price valuation is blocking house building. When a Local authority give planning permission on an acre of land the land value jumps from £10,000 to £10,000,000 or so.
Atmo a the bid for this acre would ve £10m less the construction costs with a margin for profitt. And the land banking company takes the money.
It's a racket.
A council can find the land or buy it for £10k and start building. Probably 75% cheaper per house.
