I don’t disagree with the fact that older wood is better, I said so in another reply. But internal components of old houses 100% need to be replaced over time.
I grew up in real estate family. My grandma owned several “hard money” houses build in the 1930’s that I have worked on - they were pretty nice but the houses and their components do not last forever. My parents owned a house build in 1952 and it was a piece of shit. They also rented it out and I grew up repairing it.
No matter what, foundations eventually become compromised, the plumbing succumbs to entropy, houses sag and buckle, the windows need to be replaced, the insulation and wiring needs to be replaced too.
The cost of doing all this work is massive, and it’s a huge pain in the ass. 99% of people can’t do it themselves. Houses are depreciating assets.
Stick builds will never last for centuries without massive costs to repair inevitable entropy. They are not worth what a quality new construction build is worth. Because a good new construction build won’t have any of those issues for decades. Thus making it worth more versus the old beater than inevitably needs major repairs. It’s just the way it is.
