I have seen all the movies.
Here is my take on this franchise as a producer.
The Lord of the Rings, Two Towers, and Return of the King is and always will be the original triology. A cinematic masterpiece collection.
The Hobbit was a good cash grab which should have been cut down to a single prequel. Entertaining definitely, but exhausting to watch.
Anything made after these movies are technically not the author's original work. Therefor any additional cash grabs are NOT the Lord of the Rings. They are simply plagerism fan fiction larping. Not worthy of anyone's time.
