Regarding incorporation, the similarity is mostly just in the name. Antidiscrimination laws are pretty strict regarding housing.
Now if you organize it as some kind of assisted living org (while being very light on the "assisted") aspect, you could probably organize to acquire an apartment building and populate that for sutists.
