The benefit is obvious if your house, alone, increases; you can sell it and realize the gain. But you still need somewhere to live! If all the other houses also doubled in price, the only thing that happens if you try to realize the gain is you're out tens of thousands of dollars in closing costs, right? What am I missing?",
