Wells Fargo is the current owner of my mother-in-law's mortgage. She had a deed on file with the state naming Justin the beneficiary of her house.

Excellent, but Wells Fargo won't transfer the mortgage until Justin provides an affidavit affirming that the beneficiary deed was not revoked of superseded prior to my mother-in-law's death.

They will not, however, give any other expectations beyond that vague directive.
