a quick read includes stats from the past 10 years as a measurement.

not surprisingly, the writer (who is parroting the Keynesian based correlation) faults Trump Tarrifs for the buyer trepidation, completely missing the bubble that was created from printing and the inevitable turn the market had to take as the menagerie of up forever prices run smack into the realization that nothing backs the bubble's value other than more printing.

The head is dead (real estate market). everyone knows it while pretending it isn't reality but that's only because it hasn't begun to decompose, it still looks alive, so no one is willing to drop their price - much.

As the putrid odor starts to become apparent, the sellers pretend they don't smell it and they keep their price at "live head" levels. Some sellers will recognize the decay and fire-sale their property to get out before the stench permeates their's and every other listing around them. Those who wait too long, admiring the lovely head that no longer resembles what it once was, will start to panic. Buyers will sense the unease and hold off even more.

Eventually, the rot eats everything. The most healthy assets hanging on the longest.

Then it simply becomes a matter of waiting for a natural cleansing before regeneration begins.
