If the return on stocks/bank is better landlords leave the market but slowly as it is illiquid or up rents and leave over time if that fails. The bigger thing to remember IMHO though is simpler. 10 houses, 11 tenants landlord has power, 12 houses, 11 tenants the power shifts. In the UK at least the bad landlord problem is more lack of houses and that government and landlords overlap
