Because this isn't. it's buying an equity stake in a property that will be fully funded, so there's no leverage involved. That's the undoing of many a would-be landlord. If things go sideways in whatever manner that results in rent not being paid, while it still sucks, it's not a crash onto the rocks since the property is fully owned by the investors.
