You need to look at it through the lens of flag theory, Thailand is useful for residence because it's cheap, people are nice and until they change taxes it's great territorial tax residency country. Apart from that there is no use for Thailand, they have capital controls, shitty banks, bad property rights for foreigners, it's a mess, the road and pedestrian safety is bad so might die in an accident. Don't bring money to Thailand, don't buy real estate, just rent as long as it works. Don't expect much. And they will most probably introduce world wide taxation in a few years, it seems inevitable. Then it will be just 179 days per year max.
